Documents Required:

Conveyance Deed, P.R. Card, 7/12 & 6/12 Extracts, K.J.P., C.T.S. Plan, D.P. Remarks, T.P. Remarks.

Note:

In case conveyance is not there, we shall assist to obtain the same.


Feasibility Report Stage

  • Survey the area & identify any deviation in the plan.
  • Suggest best possible option for redevelopment of the society property.
  • Submit project report on the viability of the redevelopment of the society premises.

Phase - I

Planning, Preparation & Invitation of Tender Stage

  • Prepare a draft tender with technical specifications & a 28-point exhaustive financial bid.
  • Invite tenders from reputed builders & developers.

Scrutiny of Offer & Finalisation of Developer Stage

  • Approval of system/procedure/selection criteria for developers.
  • Open sealed tenders and prepare comparative statement.
  • Conduct personal interviews with developers and committee members.
  • Call for revised financial offers after evaluation.
  • Physically verify previous jobs by shortlisted developers.
  • Final negotiation meeting with shortlisted developers.
  • Finalize the developer based on financial, technical, and social factors.
  • Issue letter of intent/work order to selected developer.

Phase - II

Supervision Stage

  • Pre-inspection of materials for quality & quantity.
  • Lab testing of materials used.
  • Day-to-day & corrective supervision.
  • Quality assurance & control.
  • Monitor overall work progress.
  • Monthly progress reports.
  • Periodical review meetings.
  • Maintain complete project coordination.
  • Coordinate with other agencies.

Completion Stage

  • Ascertain to obtain occupation certificate, completion certificate & permanent water connection.
  • Submit completion report.

Phase - III

Plan Approval & Work Commencement Stage

  • Assist society to finalize agreement with developer.
  • Ascertain member requirement.
  • Assist society in getting plan approvals from MCGM.
  • Prepare construction workflow charts.
  • Ascertain preparation of all working drawings.
  • Check structural and allied drawings.
