In case conveyance is not there, we shall assist to obtain the same.
Phase - I
Feasibility Report Stage

Survey the building & identify any deviation in plan.

Submit project report on the viability of the self-development of the society premises.

Discussing the best possible option under which clause of the DCR, the development of
society building should be undertaken.
Phase - II
DESIGNING, CASHFLOW STAGE

In this stage, we create new option of the building layout as per requirement of the members.

Also, we create a cash flow for the expenses that would occur by the society.
Plan Approval Fund Flow & Work Commencemet Stage

Approving the plans from MCGM.

Preparing construction work flow charts.
-
Ascertaining preparation of all working drawings.

Preparing construction work flow charts.

Structural & allied drawings.

We will assist the society in generating funds for the expenses that
will occur in various ways by assisting in getting loans from banks,
sale of premises, lease of premises.
Contractor Finalisation Stage

Approval of the system / procedure / selection criteria to be adopted for selection of contractor.

Open the sealed tenders & prepare financial & technical comparative statement.

Conduct personal interview with the contractor along with committee members.

Based on the above interviews we shall call for revised financial offers.

Physical verification of previous jobs carried out by short listed contractor by visiting their sites.

Conduct final negotiation meeting of the short listed prospective contractor.

A contractor will be finalised taking into consideration his offer, financial, technical
& social point of view of the society.

Issue letter of intent / work order to the selected contractor.

Assist the society in preparing agreement with the contractor.
Supervision Stage

Pre inspection of materials for quality & quantity.

Laboratory tests of materials used.

Day to day & corrective supervision.

Quality assurance & quality control.
-
Controlling & monitoring the overall work progress.

Monthly progress reports.
-
Periodical review meetings.

Maintaining complete project co-ordination.

Overall co-ordination with other agencies.
Desining, Cashflow Stage

Ascertaining to obtain occupation certificate, completion certificate, permanent water connection.

Submitting completion report.
